NOTICE OF CHANCERY COURT LAND SALE
Pursuant to a decree rendered by the Chancery Court, at Lawrenceburg, Tennessee, in the above styled case, the following described property will be sold ON THE PREMISES on Saturday, November 3, 2018 at 10:00 a.m., said order being entered June 19, 2018, ordering the Clerk and Master, as Special Commissioner, to sell the real property to the highest and best bidder.
The sale will be held on the premises at 1206 Lexington Hwy, Loretto, TN. The property being more particularly described as follows:
Situated in the Second Civil District of said County and State on the waters of Second Creek and bounded as follows: to wit; beginning at a stake in the center of Lexington Loretto Road 25 poles West of the beginning corner of W.A. Abercrombie’s beginning corner; thence West 64 poles to a stake with two white oak pointers, thence South 170 poles to a stake with two white oak pointers, thence East 142 poles to a stake with three white oak pointers, thence North 13 ¼ poles to a stake with hickory pointers; thence East 20 ¼ poles to the center of said Lexington-Loretto Road, thence in a Northwest direction with the center of said road 183 poles to the place of beginning, containing 122 84/100 acres more or less, being the same land conveyed to me (J.T. Waddle and wife, Mary Waddle) by J.E. & Annie Allen. There has been one acre sold off the above mentioned for cemetery.
Being the same property conveyed to C.O. Hale and wife, Inez Hale, by deed of record in Book 77, page 534, Register’s Office of Lawrence County, Tennessee on July 28, 1941. C.O. Hale died March 24, 1989. Inez Hale died December 12, 2006. Her estate was admitted to probate as Case No. P-750-09, Lawrence County Probate Court.
TERMS OF SALE: The above real estate will be sold for cash with 10% down day of sale with the remaining balance due within thirty (30) days after confirmation by the Court. The sale will be held open for ten (10) days until Tuesday, November 13th, 2018 at 10:00 a.m., during which time a person may come by the office of the Clerk and Master at the Lawrence County Courthouse and raise the highest bid received at the auction by 10% and depositing 10% of that bid with the court. If the bid is advanced, another auction will be held at the Lawrence County Courthouse on Wednesday, November 14th, 2018 at 10:00 am. The high bidder on that day will be the buyer. If the bid is not advanced, the high bidder at the sale will be the buyer. Possession passes upon delivery of deed. Taxes for 2019 to be assumed by the buyer all prior years taxes to be paid by the sellers. Announcements made day of sale take precedence over all printed material.
ALL PROPERTY WILL BE SOLD “AS IS” WITH NO WARRANTIES AS TO THE CONDITION OF THE PROPERTY OR ANY IMPROVEMENTS OR FIXTURES THEREON OR THEREIN, AND WITH NO REPRESENTATION BEING MADE AS TO THE STATE OF THE TITLE OR THE ACCURACY OF THE LEGAL DESCRIPTION OF THE REAL PROPERTY.(Said property will be sold subject to all rights-of-way and easements, applicable building/zoning regulations, any restrictive covenants, as well as any defects including structural defects and/or contamination, if any, which may exist. The Special Commissioner has undertaken NO inspections, examination or clean-up of the subject property.)

Court Clerk of Lawrence County, Tennessee.
All persons, resident and non-resident, having claims, matured or unmatured against the Estate are required to file the same with the Clerk of the above named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:
