WHEREAS, The Bank of Waynesboro, nominated and appointed Ronald L. Evans as Substitute Trustee, by instrument of record in Record Book 553 Page 689, said Register’s Office and vested in him all right, powers and privileges of Trustee in said Deed of Trust.
NOW, THEREFORE, notice is hereby given that I, the undersigned Substitute Trustee, under the powers and authority vested in me by said Deed of Trust, and having been requested to do so by the lawful owner and holder of said debt, will on Thursday, March 7, 2019, at 11:00 A.M. at the east door of the Lawrence County Courthouse, sell at public auction or outcry to the highest bidder for cash, free from the equity of redemption, homestead, statutory right of redemption, and all other exemptions and rights of every kind including a statutory right to an elective share, all of which are expressly waived in said Deed of Trust, the following tract of land in Lawrence County, Tennessee, more particularly described as follows:
Situated in Civil District No. 1 of Lawrence County, Tennessee and bounded and described as follows, to-wit:
BEGINNING at point 166 feet north of the NW intersection of Maple and Second Street at corner of alley, running with alley, 150 feet; thence North 75 feet; thence East, 50 feet; thence North 75 feet; thence East, 100 feet; thence South, 150 feet to the beginning, known as the Bob Dean place; together with lot known as Porch and J.R. Hold lot, of which is a part of the Ogburn Addition to Iron City.
Also the following lot; Situated on the West side of Maple Street beginning at the NE corner of lot conveyed to T.M. Leech by J.A. Hollis and on the West margin of Maple Street; thence North along said Maple Street, 50 feet to a stake, thence West 150 feet to a stake; thence South 125 feet to the NW corner of Lot originally conveyed by Iron City Co. to Bob Dean; thence East 50 feet to a stake; thence North 74 feet to the NW corner of the Hollis lot; conveyance from J.A. Hollis and wife, and also the conveyance from H.P. Seavy and wife, completing a plot of 200 x 150 bounded on the North by H.P. Seavy, East by Maple Street, West by H.P. Seavy and South by alley.
Also the following property: Situated in First Civil District and being a part of a tract known and designated on Iron City Company map as the Ogburn Addition and described as follows:
BEGINNING at a stake at NW intersection of Maple and Second Street; thence West 150 feet to property of L.G. Seavy (home place), thence North 150 feet to alley, thence East 150 feet to Maple Street; thence South 150 feet to the beginning. The same being composed of two parcels of land, one in the name of H.P. Seavy, recorded in Deed Book No. 25 Page 339, and the other in the name of Louise G. Seavy, transferred to her by Mrs. Addie Moffitt, May 1, 1904.
Being the same property conveyed to McKinley Gray Jr., and wife, Laura Neal Gray from Mrs. Pear Heffington by Warranty Deed, dated March 16, 1960, and recorded in Deed Book 115 Page 279, ROLCT. The said McKinley Gray having since died, leaving Laura Neal Gray as the surviving tenant by the entirety. The said Laura Neal Gray having subsequently died, leaving as her surviving heirs at law, Joel Gray, James Gray, Jerry Wayne Gray and Brenda K. Gray. See Affidavit of Heirship of record in Record Book 406 Page 262, ROLCT.

BEGINNING at a stake or point, said stake or point being in the SW intersection of the street leading from Butler Creek Road, to the dwelling of McKinley Gray, Jr., formerly the Heffington dwelling; thence Westwardly with the North margin of the Butler Creek Road, 140 feet to a stake or point; thence Northwardly and parallel to the West margin of McKinley Gray, Jr. Road or Street, 120 feet to a stake or point; thence Eastwardly and parallel to the North margin of Butler Creek Road, 150 feet more or less, to the west margin of McKinley Gray, Jr. Road or Street; thence with West margin of said McKinley Gray Road or Street, Southwardly 120 feet to the point of beginning, and being a portion of the land conveyed by Mrs. Pear Heffington to McKinley Gray, Jr., and wife, Laura Neal Gray, by Warranty Deed dated March 16, 1960, recorded in Deed Book 115 Page 279, ROLCT.

Being the same property conveyed to Jeremy Jenkins from Joel Gray, James Gray, Jerry Wayne Gray and Brenda K. Gray, the only surviving heirs at law of Laura N. Gray by Warranty Deed dated March 28, 2013, and recorded in Record Book 406 Page 263, Register’s Office of Lawrence County, Tennessee.

That the proceeds of the said sale will be applied first to all expenses of the sale including but not limited to, reasonable Substitute Trustee’s and attorneys’ fees and the costs of publication; secondly; to pay all sums secured by the Deed of Trust, and thirdly, if any remains, to the person or persons legally entitled to it.
This sale will be made subject to all matters shown on any recorded plat, any and all unpaid taxes and assessments, all valid restrictions, liens, covenants, easements, setback lines, fixture filings, or liens of any nature, if any, of record on said property and any matter that an accurate survey of the premises might disclose.
This property is to be sold in my capacity as Substitute Trustee and no further or otherwise, and the buyer shall rely upon his own good judgment and investigation as to the status of the title. The right is reserved to adjourn the day of the sale to another day without further publication upon announcement at the time and place for the sale set for the above.
