NOTICE OF FORECLOSURE
WHEREAS, on the 27th day of March, 2017, Jazmine Frazier, Chris Littrell, and Whitney Frazier executed a promissory note to the order of Lawrenceburg Federal Bank payable according to its terms, which said note provided that at the option of the holder thereof, in the event said note was not paid when due, the whole of the same, the entire balance, could be declared due and payable; and
WHEREAS, the said note is in default and the holder thereof has instructed me, W. Charles Doerflinger, Trustee, to foreclose same and collect said note;
NOW, THEREFORE, by virtue of the authority vested in me as Trustee as contained in Deed of Trust from Jazmine Frazier, Chris Littrell and Whitney Frazier which said Trust Deed is recorded in Record Book 503, page 165-172, Register’s Office of Lawrence County, Tennessee, notice is hereby given that the property described below will be sold by me at the East Door of the Courthouse in Lawrence County, Tennessee, at public auction, to the highest and best bidder for cash, subject to all unpaid taxes on:

The proceeds of the said sale will be applied first to the cost of the sale, including attorney’s fees and cost of publication notice; second, to pay the first mortgage to Lawrenceburg Federal Bank as set out above; third, if any remains, to the maker of the note as provided for in said note and deed of trust.

SITUATED, LYING AND BEING in the Second (2nd) Civil District of Lawrence County, Tennessee, adjacent to the West of Augustine Lane, about 0.13 mile South of Glendale Road and about 0.75 mile East of U.S. Highway 43 in Loretto, Tennessee and described by metes and bounds as follows:
BEGINNING at an iron pin in the West margin of Augustine Lane, the SE corner of a lot of Anthony P. Henkel, et. ux. (DB 213, Page 517), the NE corner of this lot; thence with the West margin of Augustine Lane, South 2 degrees 45 minutes West 185 feet to an iron pin, (said pin being 25 feet North of a fence; the South line of Braly Construction Co.) and said pin being the SE corner of this tract; thence with lands of Braly, 25 feet North of and parallel in Braly’s South line, South 89 degrees 50 minutes West 208 feet to an iron pin, the SW corner of this tract; thence with lands of Braly, North 6 degrees 00 minutes East 127 feet to an iron pipe found in place, the NW corner of this lot, the SW corner Henkel; thence with the South line of Henkel, South 84 degrees 00 minutes East 200 feet to the point of BEGINNING, the surveyed tract contains 0.53 acre, more or less, description according to survey of Thomas A. This being the same property conveyed to Mandy Ann Andrews from Kenneth D. Newton and Robert A. Pettus by deed dated November 12, 2013 of record in Record Book 422, Page 160, ROLCo., Tennessee.
This also being the same property conveyed to Braly Construction Co., Inc., A Tennessee Corporation from Mandy Ann Andrews by Quit Claim Deed dated November 22, 2016 of record in Record Book 503, Page 161, ROLCo., Tennessee.
This also being the same property conveyed to Jazmine D. Frazier, Christopher P. Littrell and Whitney P. Frazier, each 1/3 undivided interest as tenants in common from Braly Construction Co., Inc., A Tennessee Corporation by deed dated March 27, 2017 of record in Record Book 503, Page 163, ROLCo., Tennessee.
The sale of the above-described property shall be subject to all matters shown on any recorded plat; any unpaid taxes; any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; and any matter that an accurate survey of the premises might disclose.

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Trustee.
The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
