WHEREAS, on July 20, 2007, by Deed of Trust in the Register’s Office of Lawrence County, Tennessee, in Book 267, Page 526, DOUGLAS MURAWSKI, unmarried, and ANASTACIA MARCO, unmarried, conveyed to T. Being the same property conveyed to Douglas Murawski and Anastacia Marco, as joint tenants with right of survivorship, by deed from Micheal P. Dempsey, unmarried, incorrectly referred to as Michael E. Dempsey, dated July 20, 2007, and of record in Book 267, Page 523, in the Register’s Office of Lawrence County, Tennessee. Also being the same property conveyed to Douglas Murawski by deed from Anastacia Marco, dated August 4, 2011, and of record in Book 439, Page 846, in the Register’s Office of Lawrence County, Tennessee.
This is an attempt to collect a debt, and any information obtained will be used for that purpose.
Said sale will be subject to all unpaid taxes, and governmental zoning and subdivision ordinances in effect on the day of sale, and to any restrictions, easements and other encumbrances of record, and other superior matters of record which may affect said property; as well as any prior liens or encumbrances as well as priority created by a fixture filing; and/or any matter that an accurate survey of the premises might disclose.
Said Deed of Trust recites title as unencumbered, except as noted herein, but sale will be made as Substitute Trustee only, without covenants of seizin or warranties of title.
The sale will be conducted subject to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and to final confirmation and audit of the status of the loan with the holder of the Deed of Trust.
The right is reserved to adjourn the day of the sale to another day, time and place certain without further publication, upon announcement at the time and place for the sale set forth above.
The failure of any high bidder to pay the purchase price and close the sale shall, at the option of the Substitute Trustee, be cause for rejection of the bid, and if the bid is rejected, the Substitute Trustee shall have the option of making the sale to the next highest bidder who is ready willing, and able to comply with the terms thereof. In the above styled cause, it satisfactorily appearing from allegations properly sworn to under T.C.A. 21-1-203 that the defendants
or their heirs, distributes or representatives are non-residents or service of process by certified mail has been unclaimed, or
that their locations are unknown so that ordinary process of this court cannot be served upon them. It is therefore ordered that
publication be made for four consecutive weeks in the Lawrence County Advocate, a newspaper of general circulation published
in Lawrence County, TN, notifying them or their representatives to file a written plea or answer to the complaint in the cause

BEGINNING at the intersection of the south margin of Iron City Road, and the west margin of Carter Road; thence with the west margin of Carter Road, South 15 degrees 33 minutes 01 seconds East, 78.18 feet; South 12 degrees 37 minutes 24 seconds East, 87.23 feet; South 5 degrees 49 minutes 15 seconds East, 129.10 feet; South 3 degrees 40 minutes 59 seconds West, 44.43 feet and South 7 degrees 19 minutes 26 seconds West, 91.25 feet to a stake in Larry Perry’s NBL; thence with Perry’s NBL, North 63 degrees 01 minutes 02 seconds West, passing Perry’s NW corner, Tim Stult’s NE corner at 111.43 feet and continuing with Stult’s NBL, an additional 251.45 feet, a total of 362.88 feet to a stake in the east margin of Iron City Road; thence with the east margin of said road, with the curvature of road, (R=302.0 minutes, I=58 degrees 01 minutes 27 seconds), northeastwardly, 306.48 feet and North 23 degrees 38 minutes 52 seconds East, 116.42 feet to the point of beginning, containing 1.36 acres, more or less.

Being the same property conveyed to Troy Kenneth Hunt and wife, Robin Lynn Hunt, by Special Warranty Deed of record in Record Book 535 Page 543, Register’s Office of Lawrence County, Tennessee.
The sale of the above-described property shall be subject to all matters shown on any recorded plat; any unpaid taxes’ any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; and any matter that an accurate survey of the premises might disclose.

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Trustee.
