TRUSTEE’S NOTICE OF FORECLOSURE
Default having been made in the terms, conditions, and payments provided for in that certain Deed of Trust dated October 3, 2016 of record in Book 492, page 395-403, Register’s Office for Lawrence County, Tennessee, from JONATHAN R. COGGINS and WIFE, HEIDI R. COGGINS, to PAUL B. PLANT, Trustee, securing the indebtedness therein described, which indebtedness is now due and unpaid, and has been declared in default by the lawful owner and holder thereof; and;
NOW, THEREFORE, I, Paul B. Plant, Trustee, pursuant to said Deed of Trust, having been requested by OLIVER M. This being the same property conveyed to Oliver M. Burch, IV by Quit Claim deed dated October 28, 2014 from GHM Partnership, of record in Record Book 444, Page 858, Register’s Office of Lawrence County, Tennessee.
This being the same property conve yed to Jonathan R. Coggins and wife, Heidi R. Coggins by Warranty Deed dated September 28, 2016 from Oliver M. Burch, IV of record in Record Book 492, Page 393, Register’s Office of Lawrence County, Tennessee.

This sale is subject to liens, easements, encumbrances, property taxes, rights of redemption of taxing entities and other matters which are prior in right to the lien of the aforesaid Deed of Trust.
The Trustee may adjourn or postpone the aforementioned sale of real property by public announcement at such time and place of sale, and from time to time thereafter may postpone such sale by public announcement at the time and place fixed by the preceding postponement or subsequently noticed sale, and without further notice make such sale at the time fixed by the last postponement, or may, in its discretion, give a new notice of sale.
The failure of any high bidder to pay the purchase price and close the sale shall, at the option of the Trustee, be cause for rejection of the bid, and if the bid is rejected, the Trustee shall have the option of making the sale to the next highest bidder who is ready, willing, and able to comply with the terms hereof. The proceeds derived from the sale of the property will be applied as provided for in said Deed of Trust and/or modification thereof.
All rights and equity of redemption, homestead, dower and all other exemptions are expressly waived by the Debtor in said Deed of Trust and title is believed to be good, but I will sell and convey only as Trustee. Title is to be conveyed subject to all prior liens, easements, covenants, conditions, encumbrances, and restrictions that may exist including, without limitation, any unpaid ad valorem taxes or other taxes, and also subject to any right to redemption that may otherwise exist.

WHEREAS, on the 8th day of February, 2016, BRODIE TYLER JAMES AND WIFE, TOSHA PAIGE JAMES executed a promissory note to the order of Lawrenceburg Federal Bank payable according to its terms, which said note provided that at the option of the holder thereof, in the event said note was not paid when due, the whole of the same, the entire balance, could be declared due and payable; and
