Notice is Hereby given that on the 1st day of April, 2020, Letters of Testamentary, in respect of the Estate of ANNA L. POAG, deceased, were issued to the undersigned by the Probate Court Clerk of Lawrence County, Tennessee.
All persons, resident and non-resident, having claims, matured or unmatured against the Estate are required to file the same with the Clerk of the above named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:
(1) (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this notice if the creditor received an actual copy of this notice to creditors at least sixty (60) days before the date that is four (4) months from the date of the first publication (or posting); or

SUBSTITUTE TRUSTEE’S NOTICE OF
FORECLOSURE SALE OF REAL ESTATE
Default having been made in the terms, conditions, provisions, and payments made and provided for in a Deed of Trust dated March 22, 2004 executed by William Adams and Tiffany Warren to William B. Bryant, Trustee for the use and benefit of Bank of Collinwood, Office of Bank of Waynesboro, and recorded in Record Book 153, Page 251, Register’s Office of Lawrence County, Tennessee to secure the indebtedness therein described, and the entire indebtedness having been called due and payable as provided in said Deed of Trust, and said payment not having been made; and
WHEREAS, Bank of Collinwood, Office of Bank of Waynesboro, nominated and appointed Alan C. Betz as Substitute Trustee, and vested him all rights, powers and privileges of Trustee in said Deed of Trust.
NOW, THEREFORE, notice is hereby given that I, the undersigned Substitute Trustee, under the powers and authority vested in me by said Deed of Trust, and, having been requested to do so by the lawful owner and holder of said debt, will on Tuesday, May 19, 2020, at 10:30 A.M. at the east door of the Lawrence County Courthouse, sell at public auction or outcry to the highest bidder for cash, free from the equity of redemption, homestead, statutory right of redemption, and all other exemptions and rights of every kind including a statutory right to an elective share, all of which are expressly waived in said Deed of Trust, the following tract of land in Lawrence County, Tennessee, more particularly described as follows:
A certain tract of land lying in the First Civil District of Lawrence County, Tennessee on the northeast side of Holly Creek Road, about 0.7 mile west of Wayland Springs Road, more fully described as follows:
Beginning at a point in the centerline of Holly Creek Road where it is crossed by the Wayne County line, N 06 degrees 40 minutes 35 seconds E 840.23 feet from a steel post in the SW corner of the parent tract; then leaving the road with the county line, N 06 degrees 40 minutes 35 seconds E 79.73 feet, an iron pin rod found at a set rock in Mack Patterson’s SW corner (DB 285, Page 273); then with Patterson, S 85 degrees 48 minutes 57 seconds E 275.00 feet, an iron pipe; then with new division lines, S 11 degrees 20 minutes 46 seconds W 194.98 feet, an iron pipe; and N 85 degrees 48 minutes 57 seconds W, passing an iron pipe at 165.00 feet; in all 190.00 feet to a point in the centerline of the road; then with said centerline, N 17 degrees 49 minutes 34 seconds W 62.79 feet; and N 31 degrees 58 minutes 47 seconds W 68.85 feet to the point of beginning, containing 1.08 acres, be it the same more or less. Description in accordance with a survey by James E. Sanders, TRLS #31, January 11, 1999, Job #V-4242-1-2.
This being the same property conveyed to William Adams and Kristy Adams from Marcus Adams, Executor of the Estate of Dellie W. Adams, dated February 11, 1999 of record in Deed Book 307, Page 218, ROLCo., Tennessee. Also see deed from Kristy Adams to William Adams and Tiffany Warren dated May 23, 2003 of record in Record Book 118, Page 19, ROLCo., Tennessee. Tiffany Warren and Tiffany Adams being one and the same person.

This sale will be made subject to all matters shown on any recorded plat, any and all unpaid taxes and assessments, all valid restrictions, liens, covenants, easements, setback lines, fixture filings, or liens of any nature, if any, of record on said property and any matter that an accurate survey of the premises might disclose.

NOTICE OF SUBSTITUTE TRUSTEES SALE
Whereas, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated September 6, 2007, executed by Britta Rumbaugh, a single person, conveying certain real property therein described to James R. Frazier, as Trustee, as same appears of record in the Register’s Office of Lawrence County, Tennessee, recorded September 7, 2007, in Deed Book 272, page 78, assigned in Book 537, page 633; and
