NOTICE TO CREDITORS

ANDREW JACKSON HUGHES, Deceased resident of Lawrence County, Tennessee.
Notice is Hereby given that on the 1st day of July, 2020, Letters of Testamentary, in respect of the Estate of ANDREW JACKSON HUGHES, who died February 16, 2020, were issued to the undersigned by the Probate Court Clerk of Lawrence County, Tennessee.
All persons, resident and non-resident, having claims, matured or unmatured against the Estate are required to file the same with the Clerk of the above named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:
(1) (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this notice if the creditor received an actual copy of this notice to creditors at least sixty (60) days before the date that is four (4) months from the date of the first publication (or posting); or
(B) Sixty (60) days from the date the creditor received an actual copy of the notice to creditors if the creditor received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of first publication (or posting) as described in (1) (A); or
(2) Twelve (12) months from the decedent’s date of death.

Public Notice of Regular Meetings of the
Board of Utilities of the City of Lawrenceburg,
Tennessee
Notice is hereby given that the Board of Public
Utilities regular monthly meeting is scheduled
for July 23, 2020 at 5:00 pm. The Board meets
each month to discuss and handle all business
that pertains to the functions of the Lawrenceburg
Utility Systems, as may be deemed necessary for
the operation of the Utility Systems.
The next scheduled Board meeting is July 23,
2020 at 5:00 pm, at 1607 North Locust Avenue,
Lawrenceburg, TN.

NOTICE OF FORECLOSURE SALE
WHEREAS, by Deed of Trust (the “Deed of Trust”) dated June 16, 2011, and of record in Record Book 365, page 499, Register’s Office for Lawrence County, Tennessee, Lawrenceburg Development Corporation did convey certain real estate unto Meade C. Hopkins and Robert C. Henry, Trustees, in trust, to secure the payment of a certain Note (the “Note”) described in the Deed of Trust, and
WHEREAS, by Modification/Extension of Deed of Trust dated January 31, 2012, and of record in Record Book 378, page 410, Register’s Office for Lawrence County, Tennessee, the indebtedness was increased, and
WHEREAS, by Modification/Extension of Deed of Trust dated February 17, 2012, and of record in Record Book 379, page 638, Register’s Office for Lawrence County, Tennessee, the indebtedness was increased, and
WHEREAS, by Modification/Extension of Deed of Trust dated May 30, 2012, and of record in Record Book 386, page 39, Register’s Office for Lawrence County, Tennessee, the indebtedness was increased, and
WHEREAS, Bank of Frankewing of Frankewing, Tennessee, is the owner and holder of the Note secured by the Deed of Trust hereinabove referred to, and
WHEREAS, the real estate and improvements (“Property”) described in the Deed of Trust is as follows:
Situated, lying in the 8th Civil District of Lawrence County, Tennessee, adjacent to and north of U.S. Highway #64, just east of Springer Road and more particularly described as follows:

This property is subject to a TVA Easement 100.00 feet wide, running from the north margin of U.S. Hwy #64, northwardly to the SBL of Carrollwood Estates and an existing 8″ waterline inside of easement.

This being a portion of the property conveyed to Lawrenceburg Development Corporation from R.H. Culpepper, James E. Folsom and Lloyd E. Carroll by deed dated April 13, 1965 of record in Deed Book 126, Page 197, ROLCo., Tennessee.

WHEREAS, the Deed of Trust was made to secure the payment of the Note therein set out and contained the power to sell in case of default in the payment of the Note and interest at maturity, and
WHEREAS, default has been made in the payment of the Note and the owner and holder of the Note has demanded the undersigned to foreclose the Deed of Trust so that the Property is advertised and sold according to its terms in order to collect the Note and the cost of foreclosure.
NOW, THEREFORE, I, the undersigned, Robert C. Henry, Trustee, will, in accordance with the terms set out in the Deed of Trust above referred to, on July 30, 2020, at 12:00 O’CLOCK NOON, at the East door of the Lawrence County Courthouse offer for sale and sell the Property at public auction to the highest and best bidder for cash, free from all legal, equitable and statutory rights of redemption, and free from exemptions of homestead, rights by virtue of marriage and all other exemptions of every kind, all of which have been waived in the Deed of Trust, and all in accordance with the provisions of the Deed of Trust and the laws of Tennessee controlling such sales, subject however, to all outstanding real estate taxes for the years 2017, 2018, 2019, 2020 and all prior taxes, if any.

SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE OF REAL ESTATE
Default having been made in the terms, conditions, provisions, and payments made and provided for in a Deed of Trust dated February 24th, 2011 executed by C.J. Lummus to Alan C. Betz, Trustee for the use and benefit of Tony and Connie Odeneal and recorded in Record Book 358, Page 847, Register’s Office of Lawrence County, Tennessee to secure the indebtedness therein described, and the entire indebtedness having been called due and payable as provided in said Deed of Trust, and said payment not having been made. NOTICE OF HEARING
Notice is hereby given of a hearing before the
Zoning Board of Appeals on Monday, August
10, 2020, at 8:30 AM in the council meeting
room of the Lawrenceburg Municipal Building,
located at 25 Public Square.
The board will hear the request from Tim Egly
concerning his property on Lynwood Circle.
Mr. Egly is requesting a variance of fifteen
feet to the front setback due to the storm drain
easement at the rear of the property. He needs
the variance to build a triplex on the property.
The zoning ordinance requires ZBA approval.
