Notice is Hereby given that on the 1st day of April, 2021, Letters of Testamentary, in respect of the Estate of CINDY LOU HUGHES,, who died February 9, 2021, were issued to the undersigned by the Probate Court Clerk of Lawrence County, Tennessee.
All persons, resident and non-resident, having claims, matured or unmatured against the Estate are required to file the same with the Clerk of the above named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:

TRUSTEE’S NOTICE OF PRIVATE FORECLOSURE SALE OF REAL ESTATE
Default having been made in the terms, conditions, provisions, and payments made and provided for in a Deed of Trust dated May 19, 2016 executed by Robert Wayne Caperton and Laura Caperton to Alan C. Betz, Trustee for the use and benefit of First Volunteer Bank and recorded in Record Book 481, Page 330, Register’s Office of Lawrence County, Tennessee to secure the indebtedness therein described, and the entire indebtedness having been called due and payable as provided in said Deed of Trust, and said payment not having been made; and
NOW THEREFORE, notice is hereby given that I, the undersigned Trustee, under the powers and authority vested in me by said Deed of Trust, and having been requested to do so by the lawful owner and holder of said debt, will on Monday, May 17, 2021, at 10:30 A.M. at the east door of the Lawrence County Courthouse, sell at public auction or outcry to the highest bidder for cash, free from the equity of redemption, homestead, statutory right of redemption, and all other exemptions and rights of every kind including a statutory right to an elective share, all of which are expressly waived in said Deed of Trust, the following tract of land in Lawrence County, Tennessee, more particularly described as follows:
TRACT 1: Located on the south side of Scott Street and consisting of a certain house and lot in Lawrenceburg, Tennessee, bounded and described as follows:
Beginning at a stake 132 feet east from the east edge of South Military Street and on the south side of the street; thence running southwardly 114 ½ feet to the Earl Frazier line; thence east 50 feet to a stake; thence northwardly 114 ½ feet to the edge of the street; thence 50 feet with the south edge of street to the beginning and being the same property conveyed to grantors by deed of John T. Quinn and wife, Lula Iva Jean Quinn see Deed Book 128, Page 571, ROLCo., Tennessee.
This being the same property conveyed to Jane Caperton and Robert Wayne Caperton, a one half undivided interest each from Maudie Lowery, widow, of record in Deed Book 157, Page 469, ROLCo., Tennessee. The said Jane Caperton having since died. For further source of title, see deed from Robert Wayne Caperton, Executor of the Estate of Jane Caperton, to Robert Wayne Caperton and Laura Caperton by Quit Claim Deed dated April 4, 2003 of record in Record Book 112, Page 223, ROLCo., Tennessee. The said Laura Caperton having since died.
TRACT 2: Situated, lying and being in the 8th Civil District of Lawrence County, Tennessee, within the corporate limits of Lawrenceburg and more particularly described as follow:
Beginning at a point 132 feet east of South Military Avenue and the northwest corner of Jerry Burrough’s lot; thence south 19 degrees 53 seconds west 0.50 feet; thence south 70 degrees 07 minutes east 52 feet; thence north 19 degrees 53 minutes east 0.50 feet; thence north 70 degrees 07 minutes west 52 feet to the point of beginning.
This being the same property conveyed to Jane Caperton from Jerry C. Burroughs and wife, Teresa Kathryn Burroughs of record in Deed Book 211, Page 514, ROLCo., Tennessee. The said Jane Caperton having since died. For further source of title, see Quit Claim Deed dated April 4, 2003 from Robert Wayne Caperton, Executor of the Estate of Jane Caperton to Robert Wayne Caperton and Laura Caperton of record in Record Book 112, Page 225, ROLCo., Tennessee. The said Laura Caperton having since died.

This sale will be made subject to all matters shown on any recorded plat, any and all unpaid taxes and assessments, all valid restrictions, liens, covenants, easements, setback lines, fixture filings, or liens of any nature, if any, of record on said property and any matter that an accurate survey of the premises might disclose.
This property is to be sold in my capacity as Trustee and no further or otherwise, and the buyer shall rely upon his own good judgment and investigation as to the status of the title.
