Pursuant to a decree rendered by the Chancery Court, at Lawrenceburg, Tennessee filed on Nov. 10th, 2020 in the above styled case I will on Saturday, May 22, 2021 at 10:00 a.m., sell at public auction to the highest and best bidder the property belonging to the Estate of Louie Coleman Prince, Sr.
The sale will be held on the premises at 200 Self Road, Lawrenceburg, Tennessee. The property being more particularly described as follows:
Situated, lying and being in the 12th Civil District of said State and County, adjacent to and east of Self Road, approximately 3 miles north of Center, described as follows:
BEGINNING at a point in the center of Self Road, the SW corner of this tract and a fence corner and said beginning point is also about 716 feet south of the NW corner of a 71½ Acre tract described in a deed of record in Book 149, p. 289, ROLC., Tenn; thence with center of Self Road North 7 deg. West 241 feet; North 14 deg. West 200 feet, the NW corner of this track and approximately 275 feet south of the NW corner of 71½ Acre tract; thence North 86 deg. East 258 feet to an iron pipe; thence South 4 deg. East 408 feet; an iron pipe and fence corner; thence South 79 deg. West 213.5 feet to the point of beginning, containing 2.2 Acres, more or less.
The north 1/2 of the above described 2.2 Acre tract is out of the SE corner of a 5 Acre tract excluded out of the NW corner of the 71½ Acre tract conveyed to Lloyd Earl Carroll, Jr. in Book 162, page 143, ROLC., Tenn. and the South 1/2 of the 2.2 Acre tract above described is out of the NW corner of the 71½ Acre tract which is conveyed to Lloyd E. TERMS OF SALE: The above real estate will be sold for cash with 10% down day of sale with the remaining balance due within thirty (30) days after confirmation by the Court. The sale will be held open for ten (10) days until Tuesday, June 1, 2021 at 10:00 a.m., during which time a person may come by the office of the Clerk and Master at the Lawrence County Courthouse and raise the highest bid received at the auction by 10% and depositing 10% of that bid with the court. If the bid is advanced, another auction will be held at the Lawrence County Courthouse on Wednesday, June 2, 2021 at 10:00 am. The high bidder on that day will be the buyer. If the bid is not advanced, the high bidder at the sale will be the buyer. Possession passes upon delivery of deed. Taxes for 2021 to be prorated between the buyer and seller assuming 2020 tax rates. All prior years taxes to be paid by the sellers. Announcements made day of sale take precedence over all printed material.

TRUSTEE’S NOTICE OF PRIVATE FORECLOSURE SALE OF REAL ESTATE
Default having been made in the terms, conditions, provisions, and payments made and provided for in a Deed of Trust dated May 19, 2016 executed by Robert Wayne Caperton and Laura Caperton to Alan C.
