NOTICE TO CREDITORS
(As Required by Chapter No. 886, Public Acts of Tennessee 2012, TCA §30-2-306(b) )

IN THE MATTER OF THE ESTATE OF:
HELEN STEWART, Deceased resident of Lawrence County, Tennessee.
Notice is Hereby given that on the 13th day of September, 2021, Letters of Testamentary, in respect of the Estate of HELEN STEWART, who died August 7, 2021, were issued to the undersigned by the Probate Court Clerk of Lawrence County, Tennessee.
All persons, resident and non-resident, having claims, matured or unmatured against the Estate are required to file the same with the Clerk of the above named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:
(1) (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this notice if the creditor received an actual copy of this notice to creditors at least sixty (60) days before the date that is four (4) months from the date of the first publication (or posting); or
(B) Sixty (60) days from the date the creditor received an actual copy of the notice to creditors if the creditor received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of first publication (or posting) as described in (1) (A); or
(2) Twelve (12) months from the decedent’s date of death.

NOTICE OF FORECLOSURE
WHEREAS, on June 18, 2018, VANESSA HANSON AND KURTIS WATSON executed a promissory note to the order of Lawrenceburg Federal Bank payable according to its terms, which said note provided that at the option of the holder thereof, in the event said note was not paid when due, the whole of the same, the entire balance, could be declared due and payable; and
WHEREAS, the said note is in default and the holder thereof has instructed me, William Eledge, Substitute Trustee, to foreclose same and collect said note;
NOW, THEREFORE, by virtue of the authority vested in me as Substitute Trustee as contained in Deed of Trust from VANESSA HANSON AND KURTIS WATSON which said Trust Deed is recorded in Record Book 537, page 51-58, Register’s Office of Lawrence County, Tennessee, notice is hereby given that the property described below will be sold by me at the East Door of the Courthouse in Lawrence County, Tennessee, at public auction, to the highest and best bidder for cash, subject to all unpaid taxes, on:
WEDNESDAY, OCTOBER 13, 2021 at 11:00 A.M.
PROPERTY ADDRESS: 536 Academy Drive, Lawrenceburg, TN 38464
CURRENT OWNER: VANESSA HANSON AND KURTIS WATSON
The proceeds of the said sale will be applied first to the cost of the sale, including attorney’s fees and cost of publication notice; second, to pay the first mortgage to Lawrenceburg Federal Bank as set out above; third, if any remains, to the maker of the note as provided for in said note and deed of trust.
The said property is described as follows:
Situated in the City of Lawrenceburg, in the 8th Civil District of Lawrence County, Tennessee, and within the E.N. Parkes Subdivision, the official and governing Plat of which subdivision is of record as Page 16 of New Plat Book, and the Declaration, Adoption, Grant and Dedication in connection with establishment of which subdivision is of record in Deed Book No. 108, Pages 1 through 4, ROLCo., Tennessee to which records references are here particularly made; the specific land, so situated, hereby transferred and conveyed is described, including bounds or lines as follows:
All of Lot No. 52 and the Easternmost five (5) feet of Lot no. 51, the entire area being more fully described as follows: BEGINNING at an iron stake in the north margin of Academy Drive at a point 190 feet west of northeast intersection of Academy Drive and Admiral Circle, said stake also being the southwest corner of Lot No. 53, thence westwardly 95 feet at all points with the north margin of Academy Drive and passing at 95 feet the Southwest corner of Lot No. 52 and continuing along said north margin of Academy Drive five (5) feet to a stake, thence Northwardly 128 feet at all points parallel with the west boundary of Lot No. 52 to a stake in the south boundary of Lot No. 62, thence Eastward along a portion of the south margin of Lots No. 62 and 63, 100 feet to a stake, the northeast corner of the area being conveyed. Said northeast corner being the northwest corner of Lot No. 53, thence Southwardly along the west margin of Lot No. 53 (128.67) feet to the point of beginning.
Said lot or area fronting (100) One Hundred feet in all on the north side of Academy Drive.
Subject to restrictions of record in Deed Book 108, Page 456, ROLCo., Tennessee.
This being the same property conveyed to Christi L. Thompson from Frances D. Budniak, surviving tenant by the entirety of Frank E. Budniak, by deed dated August 2, 2006 of record in Record Book 234, Page 764, Register’s Office of Lawrence County, Tennessee.
This also being the same property conveyed to Vanessa Lynn Hanson and Kurtis Watson, as joint tenants with the right of survivorship and not as tenants in common from Christi L. Thompson by deed dated June 19th, 2018 of record in Record Book 537, Page 49, Register’s Office of Lawrence County, Tennessee.
The sale of the above-described property shall be subject to all matters shown on any recorded plat; any unpaid taxes; any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; and any matter that an accurate survey of the premises might disclose.
SUBORDINATE LIENHOLDERS: None
All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Trustee.
The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
