NOTICE TO CREDITORS
(As Required by Chapter No. 886, Public Acts of Tennessee 2012, TCA §30-2-306(b) )

IN THE MATTER OF THE ESTATE OF:
HAROLD EDWARD GIBBS, Deceased resident of Lawrence County, Tennessee.
Notice is Hereby given that on the 8th day of August, 2022, Letters of Administration, in respect of the Estate of HAROLD EDWARD GIBBS, who died May 28, 2022, were issued to the undersigned by the Probate Court Clerk of Lawrence County, Tennessee.
All persons, resident and non-resident, having claims, matured or unmatured against the Estate are required to file the same with the Clerk of the above named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:
(1) (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this notice if the creditor received an actual copy of this notice to creditors at least sixty (60) days before the date that is four (4) months from the date of the first publication (or posting); or
(B) Sixty (60) days from the date the creditor received an actual copy of the notice to creditors if the creditor received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of first publication (or posting) as described in (1) (A); or
(2) Twelve (12) months from the decedent’s date of death.

NOTICE OF FORECLOSURE SALE
STATE OF TENNESSEE, LAWRENCE COUNTY WHEREAS, Roy Mahaffey executed a Deed of Trust to Bank of Lincoln County which was dated July 12, 2019, and was recorded on July 18, 2019 in Book 567, Page 798, Instrument Number 19003713 in Lawrence County, Tennessee Register of Deeds, WHEREAS, default having been made in the payment of the debt and obligation thereby secured by said Deed of Trust, NOW THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Bank of Lincoln County. Marcus Fisk Howard, as trustee for Bank of Lincoln County and by virtue of the power and authority vested in him will on September 2, 2022 at 11:00 a.m. at the usual and customary location at the Lawrence County Court House, Lawrenceburg, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in Lawrence County, Tennessee
A certain tract or parcel of land in the 8th Civil District of Lawrence County, State of Tennessee, described as follows, to wit:
Situated, lying and being in the 8th Civil District of Lawrence County, Tennessee, in the city limits of the town of Lawrenceburg, Tennessee on the west side of Buffalo Road and being the east portion of Lots 46-47 (combine) being the property known as the Ragsdale Survey of Hovelmeier Place Addition to the town of Lawrenceburg, and described as follows:
Beginning in the center of a large ditch on the original southline of Lot 47 on the northline of Mrs. Thompson’s land; thence North 85 degrees East 328 feet to an iron stake in the West margin of Buffalo Road; thence North 2 degrees West with the West margin of Buffalo Road 148 feet to iron pin in Brown Gobble’s driveway, the original Northeast corner of Lot 46; thence with original North line of Lot 46 South 85 degrees West 285 feet to center of large ditch of cement; thence with center and meandering of said large ditch South about 17 degrees West 158 ½ feet more or less to the beginning.
Being the same property conveyed to Roy Mahaffey by Warranty Deed of Paul Geisen dated July 11, 2019 recorded July 18, 2019 in Book 567, Page 796 in the Register’s Office of Lawrence, Tennessee.
This is improved property known as 703 Buffalo Road, Lawrenceburg, TN 38468.
If there is any discrepancy with the street address, the legal description will control. The sale of the property described in said Deed of Trust shall be subject to any and all instruments of record, prior liens, encumbrances, deeds of trust, easements, restrictions, building lines, unpaid taxes, assessments, penalties and interest, if any. All right and equity of redemption; homestead, dower and all other exceptions are expressly waived in said Deed of Trust, and the title is believed to be good, Trustee will convey and sell only as Trustee. The right is reserved to adjourn the day of the sale to another day or time certain without further publication, upon announcement at the time for the above.
