NOTICE OF SUBSTITUTE TRUSTEES SALE
WHEREAS, John Allen and Lisa Allen, husband and wife, by Deed of Trust (the “Deed of Trust”), dated July 6, 2018, and recorded on July 10, 2018, in Book 538, Pages 746-758, or as Instrument or Document Number 18003512 in the Register of Deeds Office of Lawrence County, Tennessee, conveyed to Gordon Foster, Trustee, the hereinafter described real property to secure the payment of a certain Promissory Note (the “Note”) described in the Deed of Trust, which Note was payable to, Mortgage Electronic Registration Systems, Inc as nominee for Mortgage Lenders of America, LLC, which was subsequently assigned to LAKEVIEW LOAN SERVICING, LLC, dated 08/30/2021 and recorded on 09/07/2021 in Book 647, Pages 439-441 or as Instrument or Document Number 21006011, and;
WHEREAS, Kent McPhail & Associates, LLC has been duly appointed Substitute Trustee by the owner and holder of the Note by instrument recorded in Book 689, Pages 900-902, or as Instrument or Document Number 22006120, Lawrence County, Tennessee

T his being the same property conveyed to David Herin Kimbrell and wife, Patsy F. Kimbrell from Doris Laverne Kimbrell, surviving spouse and tenant by the entirety of Ted A. Kimbrell by deed dated September 30, 2008 of record in Record Book 303, Page 225, Register’s Office of Lawrence County, Tennessee. There was a 30′ wide easement to run with the land but said easement is not being conveyed.
Tract 2: Situated, lying in the 15th Civil District of Lawrence County, Tennessee, adjacent to and Southeasterly of Kimbrell Road, about 0.07 mile Southwesterly of West Point/Collinwood (California Branch) Road, and more particularly described as follows:
Beginning at a RR spike in the center of Kimbrell Road, about 757.00 feet Southwesterly of the West Point/Collinwood Road, a corner of Doris Kimbrell (DB 108. p. 134, ROLCT); thence with Kimbrell, South 39 degrees 34 minutes 00 seconds East 895.09 feet to an iron pin set; thence South 37 degrees 38 minutes 23 seconds West 200.00 feet to an iron pin found, David Kimbrell’s NE corner (RB 32, p. 672, ROLCT); thence with Kimbrell’s NBL, North 46 degrees 10 minutes 30 seconds West 485.69 feet and North 54 degrees 38 minutes 46 seconds West 574.16 feet to the center of Kimbrell Road, a RR spike; thence with the center of said road, North 63 degrees 16 minutes 13 seconds East 82.19 feet, and North 64 degrees 19 minutes 52 seconds East 329.82 feet to the point of beginning, containing 6.07 acres, more or less.

This being the same property conveyed to David Herin Kimbrell and wife, Patsy F. Kimbrell from Doris Laverne Kimbrell, surviving spouse and tenant by the entirety of Ted A. Kimbrell by deed dated February 16, 2010 of record in Record Book 337, Page 1, Register’s Office of Lawrence County, Tennessee.
This also being the same property conveyed to John Allen from David Herin Kimbrell and wife, Patsy F. Kimbrell by deed dated July 10th, 2018 of record in Record Book 538, Page 740, Register’s Office of Lawrence County, Tennessee.
The street address of the above described property is believed to be 8 Kimbrell Road, West Point, TN 38486 but if such address is not part of the legal description of the property sold herein and in the event of any discrepancy, the legal description herein shall control.
