BERTHA MAE SHELTON, Deceased resident of Lawrence County, Tennessee.
Notice is Hereby given that on the 22nd day of March, 2023, Letters of Testamentary, in respect of the Estate of BERTHA MAE SHELTON, who died February 22, 2023, were issued to the undersigned by the Probate Court Clerk of Lawrence County, Tennessee.
All persons, resident and non-resident, having claims, matured or unmatured against the Estate are required to file the same with the Clerk of the above named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:
(1) (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this notice if the creditor received an actual copy of this notice to creditors at least sixty (60) days before the date that is four (4) months from the date of the first publication (or posting); or
(B) Sixty (60) days from the date the creditor received an actual copy of the notice to creditors if the creditor received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of first publication (or posting) as described in (1) (A); or
(2) Twelve (12) months from the decedent’s date of death.

NOTICE OF SUBSTITUTE TRUSTEE SALE
Default having been made in the terms, conditions, and payments provided in a certain Deed of Trust dated August 25, 2007, executed by Connie L. White, unmarried, to Brandon G. Polito as Trustee, for the benefit of Wells Fargo Bank, N.A., of record in Book 271, Page 603 in the Register’s Office for Lawrence County, Tennessee, conveying certain real property therein described, and Edward D. Russell of The SR Law Group, having been appointed as Substitute Trustee at Instrument No. 19005819 of record in the Register’s Office for Lawrence County, Tennessee;
WHEREAS, the said Deed of Trust was last assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, AS TRUSTEE OF THE LODGE SERIES III TRUST (“Holder”), c/o SN Servicing Corporation, its attorney in fact, the entire indebtedness having been declared due and payable to Holder, Holder has requested foreclosure proceedings to be instituted; and as provided in said Deed of Trust, Edward D. Russell of The SR Law Group, will by virtue of the power and authority vested as Substitute Trustee, on Monday, May 15, 2023 at 10:00 a.m., at the Lawrence County Courthouse, 240 W Gaines St., Lawrenceburg, Tennessee, sell to the highest bidder for cash, free from the equity of redemption, homestead, and dower, and all other exemptions which are expressly waived, and subject to any unpaid taxes, if any, the following described property in Lawrence County, Tennessee, to wit:
Situated, lying and being within the 8th Civil District of Lawrence County, Tennessee in the Meadowview Subdivision, a plat of which is of record in Trust Book 40, Page 272, ROLCo., Tennessee, to which reference is here made and the property conveyed is as follows:
Being Units 27 and 28 and ½ of Unit 26 (west ½ of 26) of Block D, said lots lie on the north side of Kennedy Street.
Said lots are subject to the restrictive covenants contained in all lots in said Meadowview Subdivision.
This being the same property conveyed to Connie L. White from Portia Moore (et al) herein by Deed dated 9/27/05 and recorded 9/29/05 in Deed Book 206 at page 150.
