SUBSTITUTE TRUSTEE’S SALE
WHEREAS, Philip William Elgin Jr and Victoria Lynn Dollar, by Deed of Trust (the “Deed of Trust”) dated November 9, 2018, of record in Book 705, Page 152, Register’s Office for Lawrence County, Tennessee, conveyed to Keley Weathers, Trustee, the hereinafter described real property to secure the payment of a certain Promissory Note (the “Note”) described in the Deed of Trust, which Note was payable to Joey Todd Franklin and wife, BobbieJean Dryden-Franklin in the original principal amount of Thirty-Five Thousand & 00/100 Dollars ($35,000.00); and
WHEREAS, Mary A. Gabbett has been appointed Substitute Trustee by the owner and holder of the Note by an instrument of record in Book 705, Page 154, Register’s Office for Lawrence County, Tennessee; and
WHEREAS, default has been made in the payment of the Note; and
WHEREAS, the owner and holder of the Note has demanded that the hereinafter described real property be advertised and sold in satisfaction of indebtedness and costs of foreclosure in accordance with the terms and provisions of the Note and Deed of Trust.
NOW, THEREFORE, notice is hereby given that Mary A. Gabbett, Substitute Trustee, pursuant to the power, duty and authority vested in and conferred upon me by the Deed of Trust, will on Thursday, July 13, 2023, at 10:00 a.m. at the Front Door of the Lawrence County Courthouse in Lawrenceburg, Tennessee, offer for sale to the highest bidder for cash, certain real property located in Lawrence County, Tennessee, described as follows:
Situated, lying and being in the 8th Civil District of Lawrence County, Tennessee, in the town of Lawrenceburg, adjacent to and West of Buffalo Road, being a portion of Lot 39 and a portion of the South 17 feet of Lot 40 of the Ragsdale Subdivision, a plat of record in Trust Book 29, page 234, Register’s Office of Lawrence County, Tennessee, being a 67 feet by 150 foot lot. A complete metes and bounds description is available in the Deed of Trust, referenced above, and has been excluded from this notice pursuant to Tenn. Code Ann. § 35-5-104(a)(2).
SUBJECT TO EASEMENTS AND RIGHT OF WAYS RECORDED OR UNRECORDED.
Being the same property conveyed to Philip William Elgin Jr. and mother Victoria Lynn Dollar by Warranty Deed dated November 9, 2018, from Joey Todd Franklin and wife, BobbieJean Dryden-Franklin, of record in Book 705 Page 150, Register’s Office Lawrence County, Tennessee.
SUBJECT TO ALL RIGHTS OF REDEMPTION, STATUTORY OR OTHERWISE.
The address of the above-described property is 605 Buffalo Road, Lawrenceburg, Tennessee, but such address is not part of the legal description of such property, and in the event of any discrepancy, the legal description herein shall control.
The property is identified in the office of the Tax Assessor for Lawrence County, Tennessee as Map 78J, Group B, Parcel 010.01.
The sale is subject to all matters shown on any recorded plan; any unpaid taxes; any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; and any matter that an accurate survey of the premises might disclose. Substitute Trustee will only convey any interest he/she may have in the property at the time of the sale. Property is sold “as is, where is”.
The sale is made subject to all oral announcements made at the sale.
The title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee, and the sale WILL BE SUBJECT TO ALL RIGHTS OF REDEMPTION, STATUTORY OR OTHERWISE. The right is reserved to adjourn the day of the sale to another day, time and place certain without further publication, upon announcement at the time and place for the sale set forth above.

NOTICE OF TERMINATION OF PARENTAL RIGHTS
TRENT RAY MASH you are hereby noticed that a lawsuit has been filed in the Lawrence County Chancery Court seeking to terminate your parental rights relative to E. Mash, a female child born on June 9, 2016.  It appears that ordinary process of law cannot be served upon you because your whereabouts are unknown.  You are hereby ORDERED to serve upon Stacie Odeneal, Attorney for Petitioners, 411 W. Gaines St, P O Box 392, Lawrenceburg, Tennessee 36464, (931-762-4012), an Answer to the Petition for Termination of Parental Rights, within thirty (30) days of the last day of publication of this notice.  If you fail to do so, a default judgment will be taken against you pursuant to Tenn. Code Ann 36-1-117(n) and Tenn. R. Civ. HARVEY H. HUGHES,, who died May 19, 2023, were issued to the undersigned by the Probate Court Clerk of Lawrence County, Tennessee.
All persons, resident and non-resident, having claims, matured or unmatured against the Estate are required to file the same with the Clerk of the above named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:
